Maintenance Worker II

Position Summary
Position Summary:
Housekeeping Description:
Performs daily cleaning duties in accordance with standard procedures of the Housekeeping Department. Uses cleaning equipment, including automatic floor machines, commercial vacuums, wet mops, large wringers and other necessary equipment, tools, chemicals, and supplies. Dry and wet mop floors. Scrub and buff floors with rotary and other machines. Vacuum carpets to clean and control bacteria. Transport trash from rooms and other collection points to the pick-up area. Perform cleaning of restrooms, labs, classrooms, offices, walls, lighting fixtures, and windows inside and outside. Move furniture and set up meeting rooms. Assist in cleaning emergency spills that are observed or as requested. Maintain assigned equipment for cleanliness and request repairs when needed. Report the need for repairs to building equipment, furniture, building, and fixtures.
Grounds Description:
Maintain grounds on campus property. Repair structures and equipment, performing one or more of the following tasks: Cut grass using tractors, walking-type or riding mowers. Trim hedges and edges around walks and flowerbeds using hedge trimmers, clippers, and edging tools. Prune shrubs and trees to shape and improve growth using shears and other hand tools. Spray lawns, shrubs, and trees with fertilizer or insecticide. Plant grass, flowers, trees, and shrubs. Water lawn and shrubs during dry periods, using hose or activating sprinkler system. Pick up or cart away leaves, paper, or other litter. Clean debris from walks, driveways, roads, or parking lots using blowers and brooms. Repair and paint fences, gates, benches, tables, guardrails, and buildings. Assist in the repair of roads, walks, buildings, and mechanical equipment.

  • Assist with minor electrical work and preventative maintenance.
  • Assist with minor plumbing maintenance to provide operable and efficient plumbing.
  • Assist with minor HVAC work and preventative maintenance.
  • Assist with ordering and maintaining inventory of custodial supplies.
  • Assist with purchasing materials from vendors and maintaining inventory of stored materials.
  • Assist with special assignments or activities on campus or at any of our instructional sites.
  • Assist with painting, carpentry, and masonry work.
  • Ability to operate complex machinery and use hand and power tools.
  • Ability to perform work to industry standards and building codes.
  • Ability to work in inside and outside environments.
  • Ability to work under pressure and handle multiple priorities.
  • Secure appropriate tools, equipment, or supplies and assist with tasks, activities, or problems related to maintenance, buildings, and grounds.
  • Prolonged standing and frequent bending and stooping.
  • Ability to operate maintenance and ground equipment.
  • Ability to operate forklifts or other small equipment.
  • Ability to work flexible hours.
  • Perform other duties assigned by the Director of Facilities.

Qualifications
Minimum Qualifications:

  • A high school diploma or equivalent.
  • Must have a valid driver's license and a good driving record.
  • Five years experience in related maintenance work.
Required Knowledge, Skills, and Abilities:
  • Ability to communicate effectively, both orally and in writing
  • Ability to function under pressure and meet deadlines.
  • Knowledge of OSHA regulations and state laws regarding accidents and losses of personnel or property.
  • Ability to use standard computer software such as Microsoft Word, Excel, Power Point, and Teams.
  • Ability to interact with faculty, staff, and administrators.

Sick Leave
All regular full-time non-instructional staff earns one day of sick leave which is the equivalent of 8 hours of sick leave per month. Unused sick leave is rolled over to the following year. Upon retirement, employees are allowed to convert unused sick time into service time for the purpose of retirement. Retirement
The TRS was established in 1939 to provide benefits to qualified persons employed by state-supported educational institutions. Responsibility for the management and administration of the TRS is vested in its Board of Control. The Boards of Control elect the Secretary-Treasurer who serves as the Chief Executive Officer of the RSA and is responsible for the day-to-day management of the RSA. The TRS is a defined benefit plan qualified under Section 401(a) of the Internal Revenue Code. All regular full-time and part-time employees (non-temporary and non- student) who work at least 20 hours per week are required to participate in The Teachers' Retirement System of Alabama.
Tier I - Pays 7.50% monthly. State matches 12.59% (effective 10/01/22)

PEEHIP, established in 1983, provides health insurance benefits for active and retired education employees and is governed by the PEEHIP Board of Control.
