The opportunity:
We have a unique opportunity for an onsite caretaker to manage a precinct within our luxurious waterfront community at Hamilton Reach. Boasting a master planned precinct with a mix of freehold homes, terraces and apartments, with direct riverfront and parklands all located 6kms from the CBD, this role will work alongside the property operations team to provide day to day management of the Hamilton Reach asset – residents, investors, tenants and common property.
Your dedication to exceptional customer experience helps residents to feel supported and at home, encouraging a strong sense of community and long-term loyalty.
As the successful applicant, some of your responsibilities include:

Deliver exceptional front-of-house customer service to residents, ensuring common areas are clean, well-presented, and maintained.
Develop and maintain strong relationships with Body Corporate, residents, Community Manager, and tradespeople.
Administer Body Corporate by-laws.
Manage communications including community correspondence and updates to residents and Body Corporate.
Prepare management, landscape, and Body Corporate reports.
Manage asset and resident registers, and Caretaker spreadsheet.
Respond to resident and Body Corporate inquiries (phone & email).
Manage resident facility bookings and contractor performance.
Perform general cleaning, landscaping, and maintenance as required.
Supervise move-ins and move-outs.
Organise quotes, trades, and other ad-hoc tasks for Body Corporate.
Assist with community development initiatives alongside the Community Development Manager.

You may have all or some of the following skills / experiences:

Demonstrated experience within residential property management / building management.
Real Estate Certificate with a strong working knowledge of Body Corporate & Property management legislation.
A positive, friendly nature and a “can-do” attitude.
A relationship builder, customer service oriented and able to work with minimal supervision.
Excellent communication skills both verbal and written.
Availability to manage after hours emergencies as required.
Proficiency with the Microsoft office Suite.
