Eligible for $3,600.00 monthly bonus Essential Job Functions: Physical ability to work from ladders/scaffolding and lift over 50 lbs. Must be comfortable working in all weather conditions, both indoor and outdoor
Must understand and exhibit experience in the follow areas: electrical, plumbing, painting, carpentry, masonry, drywall, and tile work
Perform various carpentry tasks that include installing cabinets, hanging doors, and framing rooms
Replace plumbing fixtures such as sinks, toilets, bathtubs, showers, and faucets
Complete drywall finishing needs for new and existing drywall installations
Maintain clean and safe work area
Follow all safety procedures
Perform other duties as assigned
Responsible for all administrative and maintenance operations of each property, including the supervision of maintenance personnel and contractors.
Maintain a site-based waiting list compliant to the funding program regulations
Perform all aspects of marketing and leasing units
Prepare and process all leases
Establish effective rent collection strategies
Perform all aspects of lease enforcement
Prepare and process lease renewals, tenant certifications
Maintain accurate resident files
Perform property and unit inspections
Maintain necessary records of all financial transactions of the properties
Supervision of maintenance staff, schedule and inspect maintenance work
Ability to take calls from the answering service after hours
Ability to communicate professionally, both verbally and in writing with applicants, residents, vendors, and other staff
Must be able to come to work promptly and at scheduled times
Must be able to take direction and work well with others; must be able to work under stress of deadlines, to react to change productively and to handle other tasks as assigned
Must possess and maintain a current, valid PA Driver’s license and use of personal vehicle
Knowledge of Policies and procedures of Tax Credit/HUD/USDA properties preferred
Required Education/Experience High School Diploma, GED, or equivalent required, college degree preferred. Demonstrated experience with residential property management, conventional, low-income, tax credit, or subsidized housing preferred.
