Finance Manager – Real Estate Holding Company (Puerto Rico) Overview: A leading real estate holding company in Puerto Rico is seeking an experienced Finance Manager with a strong background in property and asset management, specifically within the real estate sector. The ideal candidate will bring expertise in financial analysis, tenant relations, and rent management, as well as proficiency in Yardi. This role will be key in driving financial efficiency and operational excellence across the company’s property portfolio. Responsibilities:
Rent Roll Management
Oversee and analyze rent rolls to ensure accurate tenant billing, occupancy reporting, and rental income tracking.
CAM (Common Area Maintenance) Analysis and Management
Conduct detailed CAM reconciliations and manage CAM-related expenses, allocations, and adjustments.
Tenant Collections Supervision
Manage tenant collections, including establishing payment plans and handling legal processes as needed (court proceedings or evictions).
Accounts Payable and Receivable Oversight
Supervise processing of A/P and A/R transactions, ensuring timely payments and collections.
Overage Rent Analysis and Tracking
Monitor tenant sales reports to determine overage rent, ensuring accurate tracking and reporting.
Analysis of Bad Debt Accounts
Evaluate and manage bad debt accounts, implementing strategies to minimize losses and improve recovery.
Contract Entry Supervision
Oversee contract entry into Yardi, ensuring all lease terms and tenant obligations are accurately recorded.
Claims and Adjustment Analysis
Manage tenant claims and process necessary adjustments in coordination with legal and accounting teams.
Property Tax (CRIM) Management
Organize and manage property tax payments and compliance.
Bank Relationship Management
Conduct daily bank reconciliations and manage banking relationships to support ongoing financial operations.
Intercompany Rent Management
Handle inter-affiliate rent management to ensure proper allocation and reconciliation across entities.
Requirements:
Bilingual: Proficiency in both English and Spanish.
Technical Skills: Advanced Yardi proficiency is essential.
Experience: Minimum of 5 years in real estate finance or property management.
Analytical Skills: Strong analytical and problem-solving skills, with a keen attention to detail.
Communication: Excellent interpersonal and negotiation skills for managing tenant relationships and handling sensitive issues.
