Leasing Coordinator
Duties and Responsibilities:
Tenancy / Occupancy
Schedule:
Tenancy / Occupancy
- Source prospected tenants using all available network channels such as brokers/ real estate companies/ referrals.
- Facilitate site viewing and presentation of the units/warehouses available for lease.
- Negotiate rental rate, lease terms and conditions.
- Attend to clients inquiries and needed requirements from tenants prior to lease.
- Attend to all tenants concerns /issues on the leased property.
- Coordinate with all support departments such as Engineering/ Facility Manager/ Finance and Legal Dept. to ensure Lessor’s property responsibilities are delivered.
- Check and Monitor tenant’s compliance to lease agreements and facility guidelines.
- Preparation of lease contracts as provided by the legal department.
- Filing and review of tenant required documents prior to signing.
- Coordinate with accounting to prepare and validate SOA
- Receive rental payments and ensure on-time remittance to the treasury dept.
- Notify tenant of expiring lease / negotiate for renewal on the new terms and conditions for the new lease.
- Submit monitoring report of monthly rental and utility payments / historical leases per unit, collections and all other reports required by the Business Unit Head.
- Maintain a file of all lease contracts / tenant information/ unit and warehouse documents or selling materials.
- Inform BUH of new incoming and expiring leases / rate computation.
Schedule:
- 8 hour shift
- Day shift
- 13th month salary
- Overtime pay
