ROLE SUMMARY The Project Director will assume a pivotal leadership position in the development process, taking charge of a diverse portfolio of projects. This role also entails overseeing Project Management teams, often tasked with handling the organization's most substantial and intricate initiatives. ROLE PROFILE
Assist in establishing design and development briefs, maintaining a Master Development Programme, and procuring consultants for Scheme Design.
Aid with pre-construction planning, regulatory applications, and tenant lease negotiations, ensuring obligations are clearly understood and costed.
Ensure necessary building regulation/permit applications are obtained and attend or chair progress and liaison meetings.
Establish suitable procurement strategy, manage procurement of supervision consultants & contractors, and prepare tendering documentation.
Manage tender process, ensure approvals are in place prior to appointments, and appoint suitable supervision consultants or contractors.
Monitor project deployment, conduct value engineering workshops, and review consultants' and contractors' submissions and progress.
Ensure contract documents are prepared and executed, manage project activities, and ensure safe working practices on site.
Coordinate project handover, ensure completion of remedial works and defect resolution, and manage final account negotiations with all stakeholders.
REQUIREMENTS
15+ years of experience, with minimum 10 years in the field of project management.
Has been performing in Project Director capacity for at least 2 years, has an advanced Pre/Post contract experience in relevant projects.
Experience (5+ years) in commercial/offices projects from inception to handover, including proper knowledge about operations’ standards and requirements.
Experience (5+ years) in Retail projects within large Malls, including detailed knowledge about management of Tenants, re-demising etc.
Has the skills and abilities to manage the stakeholders, both internal and external, understanding their roles and responsibilities, importance, and perspectives, coordinating and communicating with them, presenting reports and delivering messages, and building productive relationships.
Knowledge of health and safety, contract law, environment and building regulations
