Job Title: Project Manager (PMP Certified)
Location: Caguas, PR (with potential travel to other municipalities)
Contract Period: November 12, 2024 – December 30, 2025

Key Responsibilities:
Technical Support & Site Evaluation:
- Conduct site visits to assess the condition of pre-qualified houses and determine necessary repairs.
- Develop detailed Scopes of Work (SOW) and cost estimates in partnership with the Development Division Manager.
- Lead contractors in bid walkthroughs to ensure clear project understanding

Construction Oversight:
- Perform at least two site visits weekly to closely monitor construction progress.
- Review contractors’ work plans, provide constructive feedback, and suggest solutions for delays.
- Document progress in weekly reports for quality assurance.
Reporting & Documentation:
- Keep the Development Division Manager updated on construction progress and any potential issues.
- Maintain thorough documentation on workforce, weather, submittals, and other relevant data.
- Review and recommend approvals for contractor payments, RFIs, and Change Orders.
Project Closure:
- ✅ Ensure repairs meet the approved SOW and budget upon project completion.
- Conduct a final inspection and prepare a punch list for project closure.
- Attend project meetings as needed, including occasional in-office gatherings.
Required Qualifications:
Professional Capacity :
- 3+ years of experience in the Puerto Rican construction industry, focusing on residential construction and site supervision.
- Relevant roles like Quality Assurance, Quality Control, Estimator, or Construction Supervisor.
- Degree in Engineering, Architecture, or related fields; licensed Architect or Engineer preferred.
- Proficient in Spanish and English; OSHA certifications required.
Professional Experience :
- In-depth knowledge of construction techniques, local suppliers, and pricing trends.
- Strong organizational and contractor management skills.
- Experience meeting deadlines and operating in remote locations.
- Familiarity with NGOs, government agencies, and post-disaster repair/reconstruction.
