    About the vacancy:
    In this role you will provide an efficient and effective caretaking service for Communal blocks, ensuring the safety of our customers. A commitment to provide a strong community focus to improve the lives of our customers/residents. Ensuring the activities of the organisation are carried out to the highest standards of integrity and professionalism in accordance with all relevant legislation.
      Specifically, the role will:
      • Communicate effectively with residents, internal trade teams and external contractors to ensure excellent customer service.
      • Ensure the cleanliness of the premises is maintained to a high standard and that all internal and external communal areas are free from litter and are cleaned as per the agreed cleaning specification.
      • To observe all regulations related to Health & Safety at Work including COSHH, Manual Handling and the Organisation’s Health & Safety Policy.
      • To commit to keeping the communal area’s free from debris and being used as storage areas, assist in maintaining a risk-based inspection regime for all NCH areas to satisfy NCH obligations in relation to public health & safety and to minimise potential liability claims and ensure all caretaking and cleaning work records are up to date and relevant, utilising the relevant IS system.
      • Ensure safe storage of cleaning materials and equipment etc. and re-order replacements when necessary.
      • Maintain external cleanliness of grounds and safety of the buildings, including litter clearance on communal land, shrub bed areas and car parks, removal of sharps and drug paraphernalia and cleaning of Biohazards such as body fluids
      • During winter months ensure the presence of grit bins and clear snow off main footpaths or walkways and spread grit as per the NCH gritting policy.
      • To work effectively and liaise with Estates team, to report any maintenance defects, make safe and assist fellow caretakers when required.
      • Carry out general Health & Safety maintenance block inspections to help maintain a clean and safe environment.
      • When required carry out ground’s maintenance works, vegetation removal, hedge and grass cutting and the treatment of weeds, moss, and knotweed. Using appropriate equipment e., hand tools, power machinery and vehicles with relevant training.
      • Advise residents on organisational matters and foster good relationships between residents and Newport City Homes. To assist during resident meetings as necessary.
      • Educate residents to correctly dispose of waste and recycling, communicate and enforce anti- fly tipping ethos when necessary.
      • Maintain accurate inventories, records and reports as required.
      • Work collaboratively with all other service areas to ensure that works delivery is fit for purpose and capable of delivering Value for Money services across the business portfolio of activities.
      • To mentor, coach and develop apprentices and other members of staff.
      • Work collaboratively with colleagues and stakeholders across the business internally and externally.
      • To always work in a safe and appropriate manner to meet the duties and responsibilities within the Health and Safety policies and procedures of the
