Junior Property Manager

Melrose Arch is a vibrant and cosmopolitan mixed-use precinct in the affluent northern suburbs of Johannesburg, much loved by locals, domestic visitors, and tourists alike. It is also a privately owned and professionally managed new urban precinct built on Smart City principles, offering convenience, physical security, exceptional hospitality and a sense of community.
We are seeking a driven and ambitious Junior Property Manager for the iconic, upscaled Melrose Arch Precinct based in Sandton.
The Junior Property Manager will be responsible for the overall management of the internal and external operations staff, residential, client and neighbourhood relations, building operations and optimizing the asset value of the Property. This individual will be part of the management team, assuming responsibility for the Soft and ancillary services on the Property. The successful incumbent needs to be a proactive individual with a collaborative working style.
Key responsibilities include, but not limited to:
  • Oversees Property operations on a broad perspective, is responsible for the day-to-day management of the soft services service providers.
  • Assists in the development, implementation and evaluation of comprehensive preventative maintenance programs.
  • Assists, monitors and manages portions of the procurement process from the tender/quote phase through to the approval of the tender/quote through to the certification of work completed for payment processing.
  • Negotiates, executes and evaluates new/existing property management contracts to ensure proper staffing, proper equipment utilization, proper budgeting and compliance to the necessary regulations.
  • Carries out supervisory responsibilities in accordance with the company’s policies, the current applicable laws of the land and the necessary compliancy regulations.
  • Assists with tenant improvement projects, manages the Property/building renovation and improvement projects to ensure that projects are on time and in budget.
  • Facilitates and coordinates on-going communication with residents and tenants to ensure that service requests are responded to in a timeous and professional manner, and ensures that all tenant activities are carried out in accordance with the lease agreements and in the best interest of the property.
  • Ensures that all tenants, service providers and in-house staff are aware of the minimum H&S requirements, and that such requirements are in place.
  • Plays a leadership role in combining sound property management principles with a commitment to providing a supporting service to the Leasing, Finance and Marketing teams.
  • Along with the Operations team, is responsible for the physical condition of the properties.
  • Participates in formulating and developing long range goals and objectives for the Property.
Experience and Qualifications
  • Certificate/Diploma in Project/Facilities Management related building/property management qualification (essential).
  • 3 – 5 years’ experience in building and property management.
  • Thorough knowledge of general maintenance procedures, budgeting principles, HVAC/electrical/mechanical systems and life-cycle costing (essential).
  • Computer proficiency including but not limited to MS Office and others (non-negotiable).
  • Strong financial background (advantageous).
Competencies
  • Excellent verbal and written communication skills, and the ability to maintain productive long-term relationships with staff, tenants, clients and service providers.
  • Proven leadership and mentoring abilities.
  • Good organizational skills and the ability to work under pressure to manage multiple to tasks to completion.
  • Ability to define problems, collect information, establish facts and draw effective conclusions.
