FP&A Manager
Job Summary:
The Financial Planning and Analysis (FP&A) Manager will play a critical role in driving financial performance, providing strategic insights, and supporting decision-making processes for the real estate development company. This position is responsible for budgeting, forecasting, variance analysis, and financial modeling to support both short-term and long-term planning objectives. The FP&A Manager will collaborate closely with senior management and project teams to ensure optimal allocation of resources and achievement of financial goals.

This position is responsible for budgeting, forecasting, variance analysis, and financial modeling to support both short-term and long-term planning objectives. The FP&A Manager will collaborate closely with senior management and project teams to ensure optimal allocation of resources and achievement of financial goals.
Key Responsibilities:
- Financial Planning & Forecasting:
- Lead the annual budgeting process, ensuring alignment with company goals.
- Develop financial models for long-term forecasting, analyzing market trends, project profitability, and financial scenarios in real estate.
- Prepare monthly and quarterly forecasts, identifying risks and opportunities and recommending corrective actions.
- Financial Analysis & Reporting:
- Conduct variance analysis (budget vs. actual) for ongoing real estate projects and operational costs.
- Develop and present financial reports to the executive team, providing insights into financial performance, cash flow, and capital expenditure.
- Analyze trends and metrics related to key performance indicators (KPIs) within the real estate development industry.
- Strategic Financial Advisory:
- Support senior leadership with financial strategies, investment opportunities, and feasibility studies for new projects.
- Assess the financial impact of project delays, cost overruns, and changes in market conditions.
- Assist in evaluating joint ventures, mergers and acquisitions (M&A), and partnerships from a financial standpoint.
- Cost Management & Optimization:
- Collaborate with project management teams to monitor and manage construction and operational costs.
- Provide cost-benefit analyses for materials, contractors, and suppliers to ensure budget adherence and value maximization.
- Implement financial controls to ensure projects remain on budget and within scope.
- Capital Planning & Funding:
- Manage cash flow forecasting to ensure sufficient liquidity for project execution and operations.
- Work with external financing institutions to arrange project financing and ensure compliance with loan covenants.
- Optimize capital structure, ensuring efficient use of debt and equity.
- Team Leadership & Development:
- Lead and mentor the FP&A team, fostering a culture of collaboration, accuracy, and continuous improvement.
- Provide financial training and support to other departments to enhance cross-functional financial literacy.
- Bachelor’s degree in Finance, Accounting, Economics, or a related field (MBA or CFA preferred).
- Minimum of 7-10 years of experience in financial planning and analysis, preferably within the real estate development sector.
- Strong understanding of financial modeling, budgeting, forecasting, and variance analysis in a project-based environment.
- Knowledge of real estate development cycles, including construction financing, cost control, and profitability analysis.
- Proficiency in financial software, such as ERP systems (Oracle, SAP) and advanced Excel skills.
- Strong analytical skills, with the ability to interpret data, draw insights, and present findings to senior management.
- Excellent communication and leadership skills with experience managing teams and cross-departmental collaboration.
- Experience with real estate financial modeling, including discounted cash flow (DCF) analysis and sensitivity analysis.
- Familiarity with real estate-specific financing methods (e.g., REITs, project finance, mortgage-backed securities).
- Ability to work in a fast-paced environment, managing multiple priorities and deadlines
