Acquisition Analyst (WFH)
Job description
The Acquisitions Analyst opportunity is an exciting position that will involve assisting the acquisitions team with achieving the broader business goal of deploying capital and delivering on our mission of creating housing for the missing middle. You will work directly with the Sr. Acquisitions Associate on proforma analysis, financial sensitivities, in-depth market research, and investment memorandums and presentations for both ground up development projects and existing multifamily buildings.

You will work directly with the Sr. Acquisitions Associate on proforma analysis, financial sensitivities, in-depth market research, and investment memorandums and presentations for both ground up development projects and existing multifamily buildings.
Primary Responsibilities:
- Pro forma evaluation of prospective development and value-add opportunities.
- Performing financial sensitivity analysis to determine and evaluate potential risks associated with the transaction.
- Fundamental market research of both active markets and prospective new markets. Including but not limited to, market rent studies, transaction sales analysis, forecasting of unit deliveries, etc.
- Preparation of Investment memorandums and other deal-related presentations for both internal and external parties.

Must Have:
- A degree in economics, finance, accounting, real estate, or related field
- Experience with financial modeling and/or discounted cash flow underwriting
- Positive attitude and ability to work alongside other team members
- Highly collaborative team player who can prioritize and manage tasks from start to finish
- Detail oriented and exceptional written, verbal, and interpersonal communication skills
- Ability to present information formally both verbally and written
- Advanced knowledge of MS Excel, Power Point & Word
- Advanced understanding of pro-forma evaluation methods and cash flow analysis.
- Familiarity with software such as Box, Asana, and Origin a plus
- Minimum of 2 years of experience in finance, accounting, data analytics, real estate, or related field
- Own working computer with at least 8GB of RAM
- Licensed Windows 10 or 11 installed and running on your computer
- A primary internet connection with a minimum of 20mbps download speed
- A backup internet connection
- EXCLUSIVE Full-Time work (min 40 hours per week); NO PART-TIME
- Open to work in US business hours
- Philippine residents only
- Available to start ASAP
