Seeking a Full-Time Site Manager for an 8 building, 53-Unit Town Homes in Makakilo. Previous Site Management experience, plus knowledge in maintenance, repairs and landscaping preferred. Must have good organizational skills and at least intermediate level computer skills. Must be a good communicator, self -motivated, and able to work independently. DUTIES & RESPONSIBILITIES
Maintain regular posted hours on-site Monday through Friday.
Maintenance of the Association’s Common Property
Inspect all areas regularly to assure the cleanliness and order of the property.
Inspect all areas regularly to assure the proper maintenance so that minor problems do not become major.
Report an identified common area maintenance and landscaping issues to the Associations’ Management Company.
Clean and maintain swimming pool, restrooms and park area.
Maintain property landscaping to include, mowing lawns, trimming shrubs, hedges and leaves. Removing weeds & dead plants, keeping the landscape healthy.
Ensure that all Association service contracts, such as refuse collection are properly executed and insurance certificates current.
Serve as Point of Contact for work with Contractors/Vendors.
Work with the Board of Directors and Vendors to ensure major and minor building projects are carried forward as prescribed by the Board/Management Company.
Read and know the By-Laws and House Rules of the Association.
Enforce all laws and rules where necessary to assure the quiet enjoyment by all Residents, to include violation notice(s).
Assist Residents with problems pertaining to their residency as appropriate.
Maintain reasonable observation of activities about the premises to assure security.
Maintain bulletin board notices as needed.
Maintenance of All Records.
Submit reports as required to the Board of Directors and Management Company.
Attend Board of Directors meetings.
Daily Email Monitoring of Site Manager email account: Monitor, correspond and escalate (as appropriate) all written correspondence.
Maintain a detailed chronological log of all incidents, reports, complaints, events, projects, and other work completed on the property, including weekly property reports and weekly service review for vendor who provide regular service for the Association.
