Maintenance Technician- Richmond Flats

Our 55-unit affordable apartment community is seeking a dedicated Maintenance Technician to help keep our complex safe, comfortable, and well-maintained for all who live here. In this role, you’ll be responsible for handling day-to-day repairs, preventive maintenance, and troubleshooting issues within apartments and common areas. This position is 30 hours a week and does qualify for full-time benefits including health insurance, 100% of the employee's premium is covered by Blue Line Property Management, 12 paid holidays a year and a cell phone reimbursement.


Essential Job Functions:

  • Adhere to company policy and procedure manual and Federal Fair Housing requirements during all phases of the prospect/resident lifecycle.
  • Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances; flooring, carpentry, HVAC, grounds maintenance.
  • Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair and ceramic tile repair.
  • Inspect the property grounds, buildings, and common area amenities (fitness area, community room, mailbox kiosks, etc.) to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement to include removal of pet waste.
  • Assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.
  • Conduct preventive maintenance as scheduled and/or directed.
  • Promptly communicate with Property Manager concerning all maintenance issues at the property.
  • Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
  • Safely operate all maintenance tools, equipment and machinery in accordance with manufacturer's specifications and company policy.
  • Complete all required training courses.
  • Perform daily maintenance tasks, such as service requests and unit make-ready (punch, paint, etc.) ensuring timeliness and quality standards are met.
  • Participates in emergency on-call/after-hours maintenance assignments; adheres to established response times and addresses emergency issues appropriately.
  • Perform, and assist other maintenance team members with, various maintenance troubleshooting.
  • Assist with vendor management and vendor quality control.
  • Assist with monitoring inventory of maintenance supplies and equipment.
  • Deliver communication documentation to residents as requested.
  • Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal and interacts courteously and professionally with current and potential residents at all times.
  • Contribute to community resident retention programs.
  • Preserve and respect applicant and resident confidentiality.


Other Functions/Responsibilities
  • Foster a positive, active and collaborative relationship with residents, other communities and associated agencies.
  • Complete special projects as assigned by Facilities Manager, Regional and/or Property Manager.
  • Adhere to all company policies, rules and regulations including use of work order documentation, snow removal, expense reporting, etc.
  • Ensure property is at the standard set forth by the company for levels of cleanliness and clean as needed.


Position Preferred Qualifications
  • Fair Housing Certification within the past year
  • 1 to 3 years experience in affordable housing.
  • Knowledge of REAC/NSPIRE inspections


Position Required Qualifications
  • High school diploma or equivalent is required.
  • Minimum 1 year of experience in the property management industry or directly related field.
  • Capability to read, write, comprehend, and converse in English.
  • Basic proficiencies with Microsoft Suite applications.
  • Ability to correctly operate basic office equipment- Tablet, printer, phone etc.
  • Must maintain a strong focus on customer service.
  • Ability to multi-task.
  • Thorough understanding of local, state and federal Fair Housing laws.
  • Ability to work successfully with a variety of personality types.
  • Exhibit overall dependability to able to consistently meet deadlines.
  • Ability to use discretion and maintain confidentiality.
  • Must be licensed, insured and able to drive a vehicle.
  • Required to observe company dress code policy.
  • Required to observe all safety precautions and wear the appropriate safety gear in accordance with company policy.
  • Required to maintain a regular schedule which may require working overtime, weekends and non-traditional holidays. Additionally, when required, be on-call and provide assistance during staff deficiencies.
  • Travel may be necessary.


Working Conditions and Environment
  • Employee must be able to lift and or move, up to 75 pounds.
  • Climb and work on ladders; climb stairs.
  • Work with arms raised over head.
  • Stand/walk/sit for long periods of time.
  • Bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.
  • Ability to tolerate extreme climate change dependent on the season and location.
  • Repetitive motion with body extremities including: hand, knees, wrist, hips, feet etc.
  • Ability to work well under high-pressure situations.
  • A reliable vehicle is required.
  • Ability to work autonomously and in a team environment.
  • Must be willing to assist maintaining other properties


Driving responsibilities require candidates to meet the following minimum driver qualifications:
  • A valid driver's license and proof of automobile insurance
  • Other licenses may be required dependent on State/Local laws and/or property needs
