Position Title: Maintenance Technician Department: Building Operations FLSA: Non-Exempt Supervisor: Director of Maintenance Supervises: None Revised: June 2021 POSITION SUMMARY Responsible for assisting the Director of Maintenance in maintaining all grounds, buildings, apartment homes, and equipment. ESSENTIAL DUTIES AND RESPONSIBILITIES The following duties are normal for this position. This list is not to be construed as exclusive or all inclusive. Other duties may be required and assigned. · Under the direction of the Director of Maintenance, performs routine maintenance duties to complete all service requests for repair and maintenance of all grounds, buildings, apartment homes, and equipment in a timely and cost-efficient manner. · Assists in the execution of preventative maintenance program. · Communicates with Director of Maintenance for needed technical advice, product information, research and quality assurance guidance. · Advises Director of Maintenance of the overall condition of the equipment and furnishings of the community. · Assists with Fire Safety and Disaster Preparedness Evacuation procedures. · Interacts with residents and staff in a courteous and friendly manner. Educational Requirements and Experience: · High School Diploma or Equivalent. · Must express or demonstrate an interest in working with a senior population. · Must be capable of reading and writing the English language, preferably possessing a high school diploma or equivalent. ·Must demonstrate a warm, outgoing personality. · Must have basic technical knowledge and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment and possess a basic knowledge of construction principles. Knowledge, Skills and Abilities: · Language Ability:
Ability to communicate effectively in writing and speaking the primary language of the residents.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
· Mathematical Skills:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
· Cognitive Demands:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
· Computer Skills:
Ability to use Microsoft Windows. Ability to use software to design calendars and signs. Ability to use the Internet.
