Position Overview:
As a Land Acquisition Manager at Mc Kinley Homes, you will play a critical role in identifying, evaluating, and securing land acquisition opportunities in the Raleigh metro market. This position requires a motivated individual with a deep understanding of local real estate, zoning, and entitlement processes, as well as a strong network of industry professionals. You will work closely with our development team to ensure that land acquisition processes run smoothly, and projects move forward on schedule.

Key Responsibilities:
  • Land Acquisition Strategy: Identify and assess land acquisition opportunities in the Raleigh metro market, leveraging an extensive network of real estate brokers, attorneys, engineers, and community contacts.
  • Market Knowledge: Stay informed about market trends, property values, and regulatory changes, with a deep understanding of local zoning, permitting, and entitlement processes.
  • Networking & Relationship Building: Cultivate and maintain strong relationships with key stakeholders including brokers, attorneys, engineers, community leaders, and government officials to facilitate land acquisition opportunities.
  • Valuation & Analysis: Prepare detailed land valuation analysis, feasibility studies, and memoranda for review and executive approvals.
  • Negotiation & Contract Management: Lead negotiations and prepare Letters of Intent (LOIs) and land acquisition contracts.
  • Due Diligence & Entitlements: Manage the due diligence process, including scheduling and overseeing external consultants, reviewing property documents, and assisting with zoning and entitlement approvals.
  • Land Banking & Reporting: Oversee internal Land Banking projects, coordinating closings, draws, and monthly reporting while monitoring project progress to ensure timely execution.
Qualifications:
  • Education: Bachelor's degree in Business, Real Estate, Finance, Landscape Architecture, Engineering, or a related field.
  • Experience: Minimum of 3 years of experience in land acquisition, with a strong focus on the Raleigh market.
  • Network: A well-established network of contacts in the Raleigh real estate and development community.
  • Skills:
    • Strong negotiation skills and attention to detail.
    • Excellent oral and written communication skills.
    • Ability to analyze and interpret land valuation data.
    • Knowledge of local zoning, permitting, and entitlement processes.
    • Experience managing multiple projects and priorities effectively.
