We are seeking a Commercial Property Manager - Part Time to become a part of our team! CINCH is a boutique commercial property management company that is currently growing. We are looking for someone that needs flexibility in their work day and is willing to dig in and figure things out with us! The properties that you will work on our newly transitioned and requires someone to help us figure out how to best get them setup for success. Property Operations
Ensure the property is well-maintained by coordinating routine and emergency maintenance.
Oversee facility operations, including security, parking, and cleanliness.
Hire, supervise, and evaluate contractors and vendors for repairs, landscaping, and other services.
Conduct regular property inspections to ensure compliance with safety regulations and maintenance standards.
Tenant Relations
Serve as the secondary point of contact for tenants, addressing complaints, concerns, and service requests.
Ensure tenant satisfaction to reduce turnover rates and foster long-term leases.
Enforce lease agreements and resolve disputes between tenants if necessary.
Financial Management
Manage annual property budgets, including operating expenses and capital expenditures.
Monitor and collect rental payments, ensuring minimal arrears.
Authorize and track expenses, ensuring alignment with the budget.
Provide monthly and annual financial reports to property owners or stakeholders.
Leasing and Marketing
Collaborate with leasing agents to fill vacancies and negotiate lease terms.
Monitor market trends to set competitive rental rates.
Assist in tenant screening and approval processes.
Legal Compliance
Ensure compliance with local, state, and federal property regulations.
Handle lease administration, including renewals, amendments, and terminations.
Coordinate with legal teams on evictions or disputes, if necessary.
Qualifications:
Education: Bachelor’s degree in business administration, real estate, or a related field (preferred).
Experience: 3–5 years of property management experience, preferably in commercial real estate.
Certifications: Real Estate License, Certified Property Manager (CPM), or similar credentials (preferred).
Skills:
Strong communication and interpersonal skills to interact with tenants, vendors, and property owners.
Excellent problem-solving abilities and attention to detail.
Proficiency in property management software (e.g., Yardi, App Folio).
Financial acumen, including budgeting, forecasting, and expense management.
Knowledge of property laws and building regulations.
Investigate and resolve tenant complaints
