The KLA Global Workplace Services (GWS) team is passionate about enabling the business goals and company culture through the delivery of workplace environments and services that foster teamwork, innovation and productivity. Our team runs a worldwide portfolio of over 3 million square feet, 135 sites and over 12,000 employees. In addition to ensuring the workspace and manufacturing facilities operate seamlessly, this group also provides employee and site services, such as cafeteria, transportation, security, and safety. The team is responsible for all construction and site improvement work to enable the business needs as well as align with the financial requirements.
Job Description
The KLA Global Workplace Services (GWS) team is passionate about enabling business goals and company culture through the delivery of workplace environments and services that foster teamwork, innovation, and productivity. Our team runs a worldwide portfolio of over 3 million square feet, 140 sites and over 15,000 employees. In addition to ensuring the workspace and manufacturing facilities operate seamlessly, this group also provides site services, such as cafeteria, transportation, security, and safety. The team is responsible for all construction and site improvement work to enable business needs and align with financial requirements.
This Regional Senior Manager position will own and drive KLA’s long-term real estate global portfolio strategy, evolution, and innovation in support of the company’s strategic objectives and plans. The individual will lead a team to pursue multifaceted improvements, both in service and spend improvement for operating expenses and capital expenditures. The portfolio is across Israel with 2 major campuses and a total of 7 locations.
Responsibilities include:
Facilities Operations, Engineering and Management
  • Lead the planning, construction, engineering and maintenance of facilities, equipment, and buildings.
  • Design and lifecycle management of all facilities and equipment.
  • Develop and maintain workspace (clean room, lab & offices) that builds a work environment enabling collaboration, innovation, productivity, and destination of choice.
  • Ensure a high level of service for transportation, cafeteria, coffee bars and other services.
  • Lead Country Facilities Account Management – Conduct routine 1 on 1 with Country Leaders, support cleanroom, lab, and offices space requirements.
  • Lead all aspects of building space allocation and layout, communication services and facilities expansion.
  • Lead country office access and security control in partnership with Asia Security Manager.
  • Ensure all facilities meet established environmental and safety control requirements in partnership with the country's EHS team.
  • Select and manage suppliers using Key Performance Indicators (KPI’s), Service Level Agreements (SLA’s), peer benchmarking, and conducting Quarterly Business Review (QBR’s).
  • Prepare periodic GWS status reports that measure progress against agreed upon initiatives, benefits, issues resolution and service levels
  • Drive compliance to environmental and certification compliance such as ISO, customer audits, etc.
  • Conform with Federal and local regulations

  • Manage loss prevention inspections and corrective actions
  • Collaborate with the business continuity team on disaster preparedness policies and procedures.
  • Manage the portfolio KPIs, space utilization rate and budget spend.
  • Oversight for project change management
Space Master Planning and Projects
  • Develop space roadmaps for cleanroom, lab, and offices to meet business needs.
  • Lead site planning and design for new building construction, remodels, cleanroom, and lab installs, capacity planning, space planning, and engineering.
  • Develop and manage budget/timeline for projects.
Real Estate Management
  • Drive proactive planning and management of the region's real estate portfolio and leases.
  • Mange the site selection, negotiate and execute lease agreements.
Vendor Management
  • Lead oversight of the performance of key country service providers (ex. Integrated Facility Management – IFM), contractors, vendors, and suppliers.
  • Partner with Procurement, and Legal to select and manage vendors for construction and operations based on procurement guidelines and standards.
Engineering and Data Analytics
  • Demonstrate engineering and technical knowledge through option generations, and troubleshooting.
  • Compile market data, forecast, budget, and other analysis to support real estate investment opportunities.
  • Create and benchmark industrial peers’ key operational and service levels KPIs.
Qualifications
  • Bachelor's Level Degree with at least 7 years of experience.
  • Demonstrated ability to partner effectively with business groups and align with company’s goals and objectives.
  • Deep understanding of real estate and facilities ecosystem: strategic sourcing, supply chain management, people management, facilities management, lease transaction management, design, construction, and project management.
  • Experience in leading country level network of sites, including knowledge Singapore, Japan, India, and Malaysia, and international commercial real estate markets and regulations from proposal to build.
  • Held position(s) in relevant or manufacturing or research and development environments.
  • Minimum 3 years' experience building and maintaining clean room environments.
  • Minimum 3 years' experience managing capital construction projects risk, budget and schedule
  • Strong communication and presentation skills with senior leaders.
  • Proficient with organizing and using data and financial analyses to support and influence decision-making.
  • Strong analytical and communication skills with the ability to remain calm under pressure
  • Applicant should possess excellent written and verbal skills, strong attention to detail, and a focus on customer service
  • Knowledge and experience in supplier management is critical
  • Ability to travel up to 30% of the time between sites in Israel. Global travel for corporate meetings approximately 3 times per year.
