For more information about our organization, please visit us at https://sam.mb.ca/ Job Profile Reporting to the Building Operations Manager, the Residential Caretaker is responsible for the onsite care and maintenance of the managed property and ensuring the comfort and safety of the tenants. Must have a strong maintenance background and physically able to mow/shovel and pick up litter daily. Primary Duties and Responsibilities The Residential Caretaker is responsible for: General property maintenance, including: · Carrying out daily and/or scheduled checks of the building; including mechanical equipment and fire alarm panels · Responding to emergency calls from tenants and completing incident reports · Maintaining the building in compliance with workplace health & safety standards · Maintaining control of all keys for the property, according to SAM standards · Moving garbage bins for pickups · Ensuring building security, including keeping a log of all trades people or contractors who enter the building Basic maintenance & repairs, including: · Lawn maintenance and snow shoveling, · Plumbing (clearing clogged drains, replacing faucets, toilet repairs) · Drywalling (minor patch & paint) · Appliance assessment and/or repairs · Repairing window hardware (including broken screen replacement) · Flooring repairs and installing rubber base · Changing deadbolts and door handles · Changing lightbulbs and cover plates Cleaning: · Maintaining the cleanliness of all public areas; including washrooms, halls, lounges, stairways, washrooms, elevators, vestibules, laundry rooms, equipment rooms, and garbage rooms · Cleaning of all floor and wall surfaces, wood work, furniture, electrical, plumbing and heating fixtures, external and internal windows, and doors · Cleaning vacant units, including cleaning before and after contractors start/complete turnover work Administration: · Responding to calls and emails from residents, contractors and SAM staff · Following up on outstanding work orders until completed and ensuring quality control is maintained · Delivering notices to tenants, as required · Completing Rental Unit Condition Reports on turnover Public relations including: · Liaise with tenants and other stakeholders including businesses, agencies and the public at large · Show vacant units to prospective tenants Dealing with Emergencies and Incidents: · Responding to after-hours emergencies and/or urgent incidents involving the building and/or tenants · Contacting the appropriate contractors, if applicable, to minimize injury to any person or damage to the property · Providing written reports of any emergencies or incidents to the Property Manager the next business day Qualifications · Must be able to lift a minimum of 50 lbs · Ability to communicate in English, both verbally and in writing · Tech savvy with cell phone, email, computer, and printer Knowledge, Skills and Abilities · Representation of SAM Management Inc in a positive manner through professional conduct · Ability to establish and maintain positive working relationships, both internally and externally · Ability to work cooperatively with others · Skilled at setting priorities, development of work schedules and tracking details · Ability to use initiative and independent judgment within established policy and procedural guidelines · Excellent time management skills and attention to detail Degree of Autonomy · Works with limited supervision · Work is typically observed as a check on quality, accuracy, completeness, and conformity to policy or procedure on a periodic basis within a month · Judgment and discretion are exercised within a framework of specific policies and procedures Working Conditions · Work takes place on site · Required to be on call to respond to building or resident emergencies TYPE OF PERSON WHO WOULD SUCCEED IN THIS ROLE: · Highly organized self-starter - utilizes common sense · Directive personality – solves problems in a decisive manner · Ability to think like an owner - ·strong drive to help others · Detail oriented – but with the creative ability to get the job done · High level of integrity and dependability - strong sense of urgency and results oriented NEXT STEPS: If you are excited about this opportunity and believe you are qualified to join our team, we would love to hear from you!
