Purpose of the Role:

We are seeking a highly motivated student with a commitment to excellence, a demonstrated interest in real estate, and strong analytical skills, who thrives in a team setting to join our summer rotational program as a Real Estate Intern for four months. The Real Estate Intern will rotate between the real estate Investment, Asset Management, and Development teams, as we seek new investment opportunities and manage the real estate Funds to generate strong risk adjusted returns for Nicola Wealth clients. with each group, as we seek new investment opportunities and manage the real estate Funds to generate strong risk adjusted returns for Nicola Wealth clients.
The successful candidate will be working in the Vancouver office for the duration of the work term.

Core Responsibilities:

Investments

• Supporting the Investment team in the evaluation of acquisition and disposition opportunities
• Contributing to due diligence on potential investments including:
  • New market analysis
  • Industry research and analysis
  • Property-level analysis
• Preparing pitch decks for new investment opportunities and presentations
• Maintaining a data base of recent sale and lease transactions
• Performing various forms of analysis in assisting with investment decisions
• Actively engaging in ongoing learning and development to continuously improve skills and knowledge

Asset Management

• Supporting the Asset Management team in the operation and management of the NWRE portfolios
• Monitoring the performance of existing assets
• Undertaking research on valuation trends for specific property types and markets
• Verifying accuracy of leasing platform data and reviewing lease related documents
• Assisting with the monthly asset valuation review process
• Prepare and update dashboards, trackers, and slide decks for various portfolios
• Assist with reviewing and summarizing project specific contracts and agreements
• Reviewing detailed cash flow modelling and development pro-formas

Development

• Support the Development team in administration and coordination of current NWRE projects
• Coordinate meetings, prepare scheduled agendas, record meeting minutes and distribute to the project team
• Liaise with consultants, community members and project stakeholders
• Prepare correspondence, memos, presentations and reports
• Organize project files such as drawing submissions, budgets, schedules, proposals and contracts
• Assist with project analysis and maintain record of market information and data

Required Skills & Qualifications:

• Enrolled in an undergraduate program entering 3rd or 4th year.
• Finance specialization considered an asset.
• Works well in a collaborative team environment.
• Prior experience in commercial real estate is considered an asset, but not required.
• You are legally eligible to work in Canada for any employer.
• You have a demonstrated interest in commercial real estate investment and asset management.
• You are collaborative and function well within a team.

Compensation & Benefits Package:

This position comes with a competitive salary of $26 per hour.
