The Role:
The Marketing & Leasing Manager will develop and execute marketing and leasing strategies to enhance the visibility and performance of Paragon Living’s multifamily residential communities.
Key Responsibilities:
Corporate Marketing and Strategy:
- Develop and oversee comprehensive marketing campaigns across social media, website, print signage, etc.
- Conduct competitor and demographic research to inform marketing strategies.
- Plan and manage Sprout Social, including an annual social media content calendar with a minimum 3-month advance schedule.
- Coordinate marketing efforts for re-leases and new builds.
- Manage Rent Sync, Instagram, Tik Tok, Linked In, and other social media platforms.
- Collaborate with team members for community event coordination.
- Conduct in-depth market research and analysis for new and existing properties.
- Create digital content strategies to boost online visibility and engagement.
- Engage with community stakeholders through digital marketing efforts.
- Utilize analytics tools to monitor and optimize marketing campaign performance.
- Maintain consistent branding and messaging across all marketing materials.
- Plan and coordinate marketing budgets for all marketing projects with the Senior Property Accountant and Senior Property Manager.
- Prepare and present detailed reports and presentations on marketing effectiveness and ROI.
- Collaborate with external partners and internal teams to ensure flawless execution of marketing strategies.
- Coordinate the creation of quarterly resident newsletters.
Leasing Strategy & Oversight:
- Using market trend analysis and demographic data, develop and implement leasing strategies to achieve optimal occupancy rates and maximize rental income for approval by senior management.
- Oversee all aspects of the leasing process, including lead generation, property tours, application processing and lease signing.
- Lead, train, and manage a team of leasing coordinators, ensuring adherence to policies and performance standards.
- Provide hands-on assistance to the leasing coordinators during peak leasing periods.
- Collaborate with the property management team for successful unit turnover prior to new resident move-ins.
- Foster positive resident relationships through effective communication and proactive engagement.
Qualifications:
- Bachelor’s degree in Marketing, Business Administration, Real Estate, or a related field.
- Minimum of 3-5 years of experience in marketing and leasing, preferably in the property management industry.
- Proficiency in digital marketing tools and platforms, including Sprout Social, Rent Sync, and various social media channels.
- Strong analytical skills with the ability to conduct market research and analyze data.
- Excellent communication and interpersonal skills.
- Proven ability to develop and execute marketing strategies.
- Experience in managing and leading a team.
- Strong organizational skills and attention to detail.
- Ability to work collaboratively with internal teams and external partners.
- Knowledge of property management software and leasing processes is a plus.
