Facilities Supervisor is all about understanding and maintaining our buildings as effectively and efficiently as possible, making sure they are operating as intended. The Maintenance discipline encompasses the development of Maintenance strategies and the planning, coordination, and execution of Maintenance activities. The maintenance of buildings guarantees comfort and well-being to those who occupy these spaces to carry out their daily work.
Supervise the general building maintenance.
Coordination of tasks for preventive and corrective maintenance about buildings
Review the new orders generated and with the support of the Scheduler according to the required completion dates.
Conduct buildings inspections to determine the appropriate scope of work.
Develop maintenance work package with the necessary information to enable efficient scheduling, assignment and execution of maintenance work.
Ensure that materials and contracts to execute orders are available at the time of execution. Generate orders for materials, requisitions or necessary services, both for corrective and preventive purposes.
Ensure planned orders are up-to-date in SAP
Create, use, and maintain technical files to include information in the current work package and to anticipate and avoid work delays.
Evaluate feedback from the work package to improve future work.
Provide technical assistance as needed for maintenance personnel.
Executes standard and complex tasks using instructions and guidelines to ensure effective implementation.
Requirements
Knowledge of methods, materials, tools and equipment in maintenance of buildings and its equipment
Skill in identification of safety hazards and appropriate precautions applicable to work assignments, high skill in applying technical knowledge to adecuate allocation and scope of work, and identifying appropriate solutions in order to swiftly develop work packs.
Skill in reading, interpreting and applying information from files, drawings, catalogues, reports and manuals.
Skill in communicating clearly and concisely in verbal and written form. Fluency in English is required.
Skill in using SAP to review work packages and work order technical history.
Ability to maintain effective working relationships with other personnel.
Technical training in electrical/electronics/thermomechanical/electromechanical
Basic/intermediate level management of Office package / ERP software
Experience and knowledge of air conditioning equipment will be valued (not exclusive) previous experience in general building maintenance (mechanical, electrical and general services), with only technical knowledge (preventive and corrective maintenance, single-phase and three-phase electricity, electrical panels, air conditioners and general repairs) and ability to handle work equipment.
