Maintenance Technician

Rembe Properties is a local full-service design, development and management company that owns and operates a diverse portfolio of real estate assets in Albuquerque, New Mexico. The Maintenance Technician Position is vital to the success of the company and requires a motivated, highly skilled and experienced individual who is responsible for performing and managing all maintenance and repair activities for our commercial and multifamily properties. The Maintenance Technician represents the company and properties, interacting with tenants and clients to promote a sense of community and provide excellent customer service. Responsibilities:
· Work closely with the Property Manager and Assistant Property Manager to schedule, oversee and complete all maintenance and repairs of commercial and multifamily properties.
· Conduct regular inspections of properties to ensure they are well maintained and in compliance with safety standards.
· Responsible for responding directly to resident and Internal work orders in a timely fashion through our maintenance software, Property Meld.
· Schedule and oversee work orders, contractors, groundskeeper and vendors for maintenance and repair work.
· Respond to emergency and non-emergency maintenance requests in a timely and professional manner including after hours and weekends when needed.
· Assist in snow removal when needed.
· Maintain accurate records of all maintenance and repair work performed, including materials, accurate work logs and hours worked.
· Ensure that all maintenance work is completed on time and within budget.
· Develop and implement preventative maintenance programs to minimize future repairs and expenses.
· Communicate effectively with tenants and clients to promote a sense of community and provide excellent customer service.
· Continuously strive to improve the quality and efficiency of maintenance operations.
· Complete repairs of unoccupied units to make ready for tours and new tenants.
· Contribute to the cleanliness and curb appeal of the community on a continual basis.
· Promote teamwork, communication, and excellent customer service.
Qualifications:
· General maintenance experience/knowledge in minor carpentry, electrical, painting, sheet rock repairs, plumbing, HVAC, appliance troubleshooting and repair, and irrigation repairs that do not require a licensed professional.
· Minimum of 3-5 years of experience in property maintenance, preferably in multifamily settings
· Strong organization and time management skills
· Excellent communication and customer service skills.
· Ability to work in a fast-paced environment and handle multiple tasks simultaneously.
· Strong problem-solving skills and attention to detail
· Comfortable with computer technology to include using an i Pad, computer and our property maintenance software.
· Must be able to stand, walk and climb ladders for extended periods of time and able to work in outdoor environments in all weather conditions.
· Personal vehicle is required - all mileage will be reimbursed at the national rate determined by the IRS.
· Insurance coverage for vehicle and current NM registration.
· Current driver's license in good standing.
Salary and Benefits:
$500 signing bonus, 7 paid holidays, 10 paid time off days for full time employees after upon first 90 days of employment, 64 hours per year paid sick leave (as required by NM State Healthy Workplace Act), Medical/Dental insurance. Salary Description:
$22.00 - $24.00 based on experience and skill set
