To conduct daily checks to ensure that the common areas are cleaned, and the landscape is maintained.
To liaise with Client on matters related to the maintenance of the site(s)
To conduct regular inspections with the term contractors (cleaning, pest control, fire protection system, landscape, lift/ escalators) to ensure that the services are carried out / maintained to the standard set by the Management and or the authorities.
To conduct daily checks on the other common property not maintained by a term contractor to ensure their soundness and proper maintenance.
To propose / recommend improvement, repairs and upgrading works when appropriate and ensure that such are carried out properly when approved.
Lead Technical Officers in the management and maintenance of the site.
Monitors and ensures each staff discharges their duties diligently
Ensure full compliance of Contract Specifications service level and KPIs
Vet documents and submissions for accuracy and quality before they are sent to Client
Ensure that Client’s instructions are properly carried out
Ensure that the Service are carried out in accordance with Client’s guidelines, Standard Operating Procedures (SOPs) and statutory requirements
Ensure public and tenants’ feedback and complaints are attended to according to the timeframe stipulated
Prepare and submit Management Reports to Client
Attend and follow up on crisis management
Collation of information required (upon instructed by Client) from the sites
Conduct site inspections for each site at least once every week
Ensure that due diligence is observed and exercised on the maintenance and upkeep of the building installations and systems at site
Ensure that the maintenance regimes and schedules of the site are carried out as planned
Plan, organize and implement work programmes and projects as assigned by Client.
Co-ordinate and execute maintenance and tenancy works promptly
Budget, plan and execute yearly improvement works Ensure the site is in good condition at all times
Ensure all facilities at the site are in good working condition at all times
Ensure all safety aspects, eliminating risk of damage and fallen objects
Ensure proper records of transactions and accounts relating to the management and maintenance of the site(s)
Ensure car park operations is in order Ensure staff on site follow-up with car park enforcement
Liaise and resolve with car park operators on financial matters
Liaise and meet with tenants for tenancy renewals and/or feedback
Arrears management
Monthly dialogue with tenants/customer engagement
Ensure prompt delivery of services to Client and customers, including tenants, residents, motorists, grassroots organisation and shoppers Manage the green leases at the sites which includes vetting through tenants’ renovation commitment as stated in their leases
